The management team of this entity has been in business for over 25 years, operated under
multiple names. The Company is headed by Andrew M. Choy, a prominent author, broker, consultant, and developer, and
James K. Lee, an internationally renowned architect. Many well known developments all
over the world including planned communities, commercial buildings, hospitals, and homes
are designed and/or developed by this company. Most notable is the development of Lake
Olympia, an award winning 1,000 acre planned community in the suburb of Houston, Texas.

Choy was the Founder and original developer of Lake Olympia, a 1,000 acre prestigious
planned community in the suburb of Houston, Fort Bend County, Texas. Choy's group
purchased 1,000 acres of scenic land in 1982 which was known as the
Palmer Plantation, previously owned by Judge Palmer's
family and heirs for over 100 years. The land was very rich in Texas history. It was one
of the first 300 land grants by Stephen F. Austin in 1824. In 1865, all the slaves in
Fort Bend County were declared free under a huge magnificent live oak tree in this
plantation. The slaves celebrated under this tree for months and they named the tree
"The Freedom Tree". The book "Freedom Tree" was
written by the late Edward Palmer. Today, under Choy's "Master planned
by nature" unique concept, giant oaks, wild lives, and
130 acres of sparkling lakes still remain. The Freedom Tree
and an abundance of nature areas are untouched and preserved. Lake Olympia was presented
by the National Association of Home Builders the highest Gold MIRM Award for the
"Best Overall Marketed Project" in the nation, as well as numerous other
industry awards from Texas Association of Builders and Greater Houston Builders
Association. Over the years, numerous national and world renowned
celebrities have called Lake Olympia home. Most notable celebrity residents include
the world's top female pop singer, Beyonce Knowles and her Destiny's Child singers, NFL
Hall of Famer Warren Moon, NFL coach Jack Pardee and quarterback Chris Chandler,
many other NFL, NBA and Major League players and coaches, television celebrities, etc.
During the deep Houston recession years in the mid-80's, Lake Olympia was one of only
a handful of developments that were able to weather the storm and survived. Choy's
group sold the development company to a foreign investor in 1997 who later passed
away in 2002 and his family closed the company in 2003.
Greater Houston Builders Association presented Choy the most prestigious "Harris B.
Lieberman Distinguished Service Award" for his outstanding service and dedication to
the construction industry community and its trade association. Choy was also presented
the "Developer of the Year" Psiam award by GHBA, and "Asian American
Entrepreneur Award" by Houston Mayor Bob Lanier. Choy served on the Board of Texas
Department of Transportation Toll Road Association, City of Houston Redevelopment
Authority and Reinvestment Zone #1, Fort Bend Economic Development Council, Fort Bend
President's Council, Fort Bend Chamber of Commerce, etc., governmental and trade
organizations. Appointments were made by the State of
Texas, Mayor Lee Brown of Houston, Mayor Allen Owen and Mayor John Knox
Missouri City. Choy designed and created the official flag of Missouri City and was a
member of several committees that created and enacted the city's subdivision, signage and
park land dedication city ordinances.
Choy's picture appeared on the cover of a Fort Bend Chamber of Commerce Magazine,
honoring him among a group of most influential civic leaders responsible for making Fort
Bend County one of the 10 fastest growing counties in the nation in the past decade.
By now, most people are aware of the sub-prime mortgage problems which brought down the entire financial industry and pushed America into the deepest recession since the
Great Depression. Andrew Choy was aware of the sub-prime problem long before most people realized. 4 years ago, Choy was a key government witness who testified on behalf of
the U.S. Attorney Office and Internal Revenue Service against scam artists involved in loan frauds. Now, with the financial crisis hitting all Americans, the scam artists
turned their business to troubled homeowners, offering them loan modifications services that are nothing more than scams for hundreds and thousands of dollars over the
Internet. Determined to help Texas homeowners to avoid these scams, Choy is now dedicating his time to teach them how to do loan modifications themselves through seminars,
thus saving them a lot of money and time.
Choy is the author of the book Homeowner Survival Guide – the Housing Bubble. His author pen name is Andrew C. Mungar. This book is the most comprehensive guide book
ever written about the housing bubble, teaching troubled homeowners how to solve their problems, and revealing all the lenders’ secrets on loan modifications,
short sales and all options available to homeowners. This educational book traces the causes of the financial crisis, offers solutions, and predictions of the housing
market. It also warns readers how to avoid scam artists. Choy was a key government witness who testified on behalf of the U.S. Attorney’s Office and Internal
Revenue Service against scam artists involved in loan frauds. Due to the popularity of his book, Andrew Choy is constantly booked for radio and television talk shows all

Owner and chief architect of Citiscape International, Inc., Lee is a registered architect
with 25 years of professional experience in all aspects of planning, design,
construction, inspection and document preparation. Lee has a BA of Architecture degree
from the University of Arkansas, a Master of Architecture from the University of Houston,
and a Certificate from Harvard University. Lee received numerous awards in design from
The American Institute of Architects (AIA), Texas Southern University, and Greater Houston
Builders Association. Lee was the senior architect and director of design for Baylor
College of Medicine in the Texas Medical Center, Vista Medical Center Hospital complex in
Pasadena, Texas, and numerous other medical facilities. Lee designed a 180,000 sq. ft.

Joseph R. Valentino is one of the top tax attorneys in U.S. and is also a certified
public accountant (CPA). He has a MBA degree in finance and accounting, and a JD law
degree. He was a partner of Chamberlain, Hrdlicka, White, Williams & Martin, a
nationally recognized law firm based in Houston, Texas for over 30 years. Formerly,

Qui Vuong, graduated from Princeton University, is the CIO of MAI Advisers, LLC and
has over 20 years of hedging and trading experience in equities, both financial and
commodity futures, and exchange-listed options. Prior to cofounding MAI, Mr. Vuong
served as the Mayor of Houston’s Representative and Appointed Trustee on the
Board of the Houston Police Officers’ Pension System (“HPOPS”) and
oversaw the investment management of over $2.5 billion in pension assets. Prior to
joining HPOPS’ pension board, Mr. Vuong served as managing general partner of a
private investment partnership with assets in private equity and alternative
investments, as well as Chairman and CEO of Vuong & Co., LLC, a financial
services holding company. Mr. Vuong gained his diverse experience in investment
management while working at Legg Mason, Thomson McKinnon Securities, and Proctor
& Gamble Company. Mr. Vuong currently serves as the Chairman of the National
Association of Investment Fiduciaries (NAIF). Mr. Vuong also served as a founding
advisory board member to the Chartered Alternative Investment Analyst Association,

Emily S. Choy graduated from the renowned Wharton School of Business at the
University of Pennsylvania. Ms. Choy is the senior Financial Analyst of Cushman &
Wakefield, Inc., one of the largest commercial real estate companies in the world.
She is in charge of their Orange County, California offices, specialized in
developing complex financial models for clients. Prior to joining Cushman &
Wakefield, Inc., Ms. Choy was the Associate Director of Studley, Inc. in New York
City. Prior to joining Studley, Inc., Ms. Choy was a tax specialist at Deloitte
& Touche, LLP, one of the largest accounting and consulting firms in the world.
She is our senior consultant for the California region.

Simon Choy graduated from the renowned University of Texas at Austin McCombs School
of Business, with a minor in Engineering. Mr. Choy is the Senior Consultant at KPMG,
one of the largest consulting firms in the world. Prior to joining KPMG, Mr. Choy was
a consultant for Hitachi Consulting, Inc. He is specialized in Information Technology
and advanced software in financial and accounting models that upgrades the operation
of most businesses. He was one of the chief consultants to help upgrade AT&T’s
business operation as well as the U.S. government’s Ginnie Mae mortgage
operation in recent years.

Joseph Lee is Chief Executive Officer of Citiscape Construction, LLC and previously served as the Vice President for U.S. Construction & Development Consultants in
Houston, Texas. All of Citiscape Construction's projects have sold within 60 days of final completion. Lee is responsible for construction management, financial budgets,
cost analysis, lender draw funding, marketing & sales, real estate development, property acquisitions, city permits, and client relations.
Lee graduated from the University of Texas at Austin. Additionally, Lee carries a Texas Real Estate Broker’s license, received a Construction Management Certificate
from the City of Houston, and has been in the real estate industry since 1999.
Citiscape Construction, LLC continues its growth with a new range of residential and commercial real estate projects overseen by Lee and his talented team. In his spare time,
Lee serves as Vice President on the board of NAAAP Houston (a non-profit organization), enjoys playing tennis, snow boarding, and skiing.
